How to read an average asking price

A median asking price is a midpoint, not a valuation. Half the homes listed in that area are above it and half below, and the mix of flats and houses moves it as much as the market does. Price per square metre is the fairer comparison between two areas because it strips out size, and time on market plus reduction rate tell you whether those asking prices are actually being met.

An area where a third of listings have already cut their price is an area where the first asking price was optimistic. Compare that gap against what we pay once fees, months of mortgage payments and the risk of a chain collapse are counted.
