   We pull the property record and recent local sales data. You see an indicative market range and the cash range that follows from it. Nothing is signed.

2. Step 2 of 5

   We call within 24 hours

   A buyer checks the condition, tenure, lease length, and any quirks. Then we put a written cash offer to you and show the comparable sales we used.

3. Step 3 of 5

   We pay for the survey and searches

   You do not pay for the survey or the legal checks. You get a copy of the survey, whatever it says.

4. Step 4 of 5

   The price is locked in writing

   After survey, we confirm the final offer and completion date in writing. The number will not move unless something material was not disclosed.

5. Step 5 of 5

   You choose the completion date

   Seven days if you need it fast, or several months if that suits you better. Funds arrive on the day we complete.
